Walk-in floors rarely fail overnight. They send signals first. Catching them early can be the difference between a floor overlay and replacing the whole box.
If the floor gives under a loaded cart, the substrate or insulation below may be wet or delaminated.
The threshold takes every cart wheel. Cracks there usually spread inward.
Water getting into seams or grout can freeze and expand, speeding up damage in freezers.
Worn coatings and polished tile lose traction, and walk-ins are always damp.
Metal floors rust and coatings peel when water gets underneath.
Grout and cracks hold spilled product and grow bacteria.
Dips hold water and make carts hard to control.
The wearing surface of a walk-in floor protects the structure and insulation underneath. Once water gets through, repairs get more expensive fast. If you see these signs, have the floor assessed before the next busy season.
When the structure is sound, we can often install Protect-All over the existing floor or replace just the wearing surface. When the subfloor is rotted, it is replaced (the manufacturer recommends 3/4-inch marine-grade plywood for coolers and freezers). Where the insulated panel itself is damaged, that may need the walk-in manufacturer.
